Mold Home Inspection

Complete Mold Inspection

During the inspection, I will cover the following:

1. A visual examination of accessible, visible, and installed systems and components of the building, as listed in Section 4.0 Standards of Practice.
2. Measurements of moisture, temperature, and humidity, as per Section 4.8 Moisture, Humidity, and Temperature.
3. Collection of mold samples following the IAC2 Mold Sampling

 

Procedures, detailed in Section 5.0 IAC2 Mold Sampling Procedures.

In the report, you can expect:

1. Identification of moisture intrusion.
2. Notation of water damage.
3. Documentation of musty odors.
4. Observation of apparent mold growth.
5. Indication of conditions favorable for mold growth.
6. Reporting of laboratory analysis results for all mold samples taken at the building.
7. Explanation of any system or component listed in Section 4.0 Standards of Practice that was not inspected and the reason(s) for non-inspection.

Standards of Practice

The Indoor Air Quality Association (IAQA) has developed the Indoor Air Quality Certified® (IAQ-C) program, which includes the IAC2 certification for mold inspections. This certification sets guidelines for mold inspectors to follow during inspections.

As an inspector, my responsibilities include identifying visible mold or conditions that could lead to mold growth. I conduct a thorough inspection of both the interior and exterior of the property, including the roof, crawl spaces, basements, and attics. To detect moisture intrusion, water damage, or high humidity, I use specialized equipment like moisture meters. If necessary, I may collect mold samples for laboratory analysis.

After the inspection, I provide you with a comprehensive written report, detailing my findings, conclusions, and remediation recommendations. It's crucial to remember that as an inspector, I won't engage in mold remediation services.

The IAC2 Mold Inspection SOP requires me to have knowledge in microbiology, building science, and environmental health. I should also have a basic understanding of mold remediation principles and be able to recommend appropriate remediation procedures.

While the IAC2 Mold Inspection SOP is a valuable guide, it doesn't cover every aspect of mold inspection and remediation. If you suspect mold growth on your property, I recommend consulting a certified mold inspector and licensed mold remediation professional for expert advice.
